San Antonio Curb Painting Reviews

Hear from property managers and business owners across San Antonio.

They re-striped our entire shopping center lot in one weekend. The lines are sharp, the ADA spaces are perfect, and the price was very fair. Highly recommend!

Curb Painting

Commercial Curb Painting for Fire Lanes and Safety Curbs

A painted curb tells drivers something before they ever read a sign. Red marks a fire lane where nobody can park, and yellow marks the curbs, islands, and edges that drivers need to see so they don't clip a tire or a bumper on them.

Curb paint takes a lot of abuse from tires, foot traffic, and the San Antonio sun, and once a red curb fades to pink, drivers start treating it like any other curb. Repainting your curbs allows you to put that message back in front of every driver who pulls in.

We paint the top and the face of each curb so the color reads from the driver's seat and from the sidewalk, and we stencil FIRE LANE and NO PARKING on fire lane curbs wherever your property needs it.

What We Paint

Red, Yellow, and Stenciled Curbs

Yellow curbs at islands, medians, and loading areas
Yellow ramp edges, steps, and curb returns in parking garages
Painted curbs around light pole bases and landscaped islands
No-parking curbs at entrances, drive-thrus, and dumpster pads

Why Curbs Cost More Than Flat Lines

A curb has a top and a face, so one linear foot of curb takes quite a bit more paint and time than one linear foot of stall line. That is why curb painting runs up to $1.20 per linear foot while standard lines run about $0.50, and why we measure every curb run before we price it.

Our Process

How Curb Painting Works

1

Free On-Site Measurement

We walk the property, measure every curb run that needs paint, and note which curbs are fire lanes, which are safety curbs, and where stencils are required.

2

Cleaning and Prep

Dirt, loose paint, and debris come off first so the new coat bonds to the curb instead of to the dust sitting on top of it. Heavily soiled curbs get pressure washed before we paint.

3

Painting and Stenciling

We paint the top and face of each curb in the right color, then stencil the fire lane wording in white wherever your fire lane needs it.

4

Final Walkthrough

We check the coverage on every curb, touch up any thin spots, and leave the area clean and ready for traffic.

FAQ

Common Questions About Curb Painting

How much does curb painting cost?

Curb painting runs up to $1.20 per linear foot, compared with about $0.50 per linear foot for standard stall lines. Curbs cost more because the paint has to cover the top and the face of the curb, and fire lane curbs also need stenciled wording along their length. We measure your curbs on site and give you a written price before any work starts.

What do the different curb colors mean?

On most commercial properties, red marks a fire lane where parking is not allowed, and yellow marks curbs and edges that drivers need to see, like islands, medians, and loading areas. Your city's fire marshal decides how fire lanes must be marked, so we match the color and wording your city requires.

How long does curb paint last?

Curb paint lasts about as long as the rest of your striping, which is around 2 to 3 years with solvent-based paint in San Antonio. Curbs that take a lot of tire contact or foot traffic can wear sooner, so it usually makes sense to repaint them along with a restripe.

Can you paint curbs without closing the parking lot?

Yes. We usually paint curbs at night or on weekends, and we cone off only the section we are working on. The paint dries quickly, so most curbs are back in use the same night.

Do you stencil FIRE LANE on the curb?

Yes. Fire lane curbs get FIRE LANE and NO PARKING stenciled in white along their length, at the spacing your fire marshal requires. If your existing stencils have faded or the spacing is off, we fix that as part of the job.

Curb Maintenance

When to Repaint Your Curbs

If your red curbs have faded to pink, or your yellow curbs have chipped down to bare concrete, it is time to repaint them. Drivers tend to ignore a fire lane curb they can barely see, and they tend to clip the yellow curbs they can't see at all.

Curb painting fits naturally into a full restripe, because the crew, the equipment, and the lot closure are already in place. If you only need curbs, we can do that too, and a small curb job is often finished in a single visit.

For fire lanes, the color and wording come from your city's fire code, so we confirm what your fire marshal expects before we paint anything red.
