San Antonio Parking Lot Striping Reviews

Hear from property managers and business owners across San Antonio.

They re-striped our entire shopping center lot in one weekend. The lines are sharp, the ADA spaces are perfect, and the price was very fair. Highly recommend!

We needed our parking lot re-striped and new wheel stops installed before our grand opening. They delivered ahead of schedule and the lot looks brand new. Great crew to work with.

Line Removal

Removing Old Lines Before a New Layout

When you change a parking lot layout, the old lines don't disappear on their own. If new stalls are painted over the top of the old ones, drivers see two sets of lines and park by whichever set they notice first, which defeats the point of the new layout.

Line removal allows you to start the new layout with a clean surface. We remove old stall lines, arrows, stencils, and curb paint with one of three methods: sandblasting, grinding, or black-out paint.

Each method trades off cost, speed, and how much it marks the pavement, so we look at your surface and your new layout before recommending one. Some lots call for a mix, for example grinding on long runs of old lines and sandblasting on the curbs.

Removal Methods

Sandblasting, Grinding, and Black-Out Paint

Sandblasting for curb paint, concrete, and detailed markings
Grinding for long runs of old lines and thick or layered paint
Black-out paint for quick, low-cost cover-ups on asphalt
Old arrows, stencils, and symbols that no longer apply

Which Method Fits Your Lot

Sandblasting is the gentlest on the surface, which makes it a great choice for concrete and curbs. Grinding is faster on long runs of lines, but it leaves a shallow scar in the pavement that can outline the old line. Black-out paint costs the least, but it only blends in on asphalt, and the old lines can show through again as it wears.

Our Process

How Line Removal Works

1

Free On-Site Assessment

We look at the surface, the old markings, and your new layout, then recommend sandblasting, grinding, or black-out paint for each area and explain what each one costs.

2

Removal

Old lines, stencils, and curb paint are sandblasted, ground off, or blacked out, and the dust and debris are cleaned up before any new paint goes down.

3

New Striping

With the old markings gone, we stripe the new layout, arrows, and stencils so drivers only see one set of lines.

4

Final Inspection

We walk the lot to confirm the old markings no longer read as lines and that the new layout is clean and complete.

FAQ

Common Questions About Line Removal

Can you just paint new lines over the old ones?

Only when the new layout matches the old one. If the stalls move, painting over the top leaves two sets of lines, and drivers will park by whichever set they notice first. Removing or blacking out the old lines first is what allows a new layout to work.

What is the difference between sandblasting, grinding, and black-out paint?

Sandblasting removes paint by blasting it with abrasive media, which is gentle on the surface and works well on concrete and curbs. Grinding cuts the paint off with a rotating head, which is faster on long lines, but it leaves a shallow scar in the pavement. Black-out paint covers the old line with a coating that blends into asphalt, which makes it the cheapest option, but it can wear and let the old line show through.

Which method is best for concrete?

Sandblasting is usually the best choice on concrete, because it removes the paint without cutting into the surface. Black-out paint doesn't work on concrete, since black paint stands out against light concrete instead of blending in.

Can you remove paint from curbs?

Yes. Curb paint is usually sandblasted off when a curb changes color or no longer needs to be marked, for example when a fire lane is moved or a red curb needs to become yellow.

Is line removal priced separately?

Yes. Line removal is priced based on how much needs to come off and which method we use. We list removal and new striping as separate lines on your quote, so you can see what each part costs.

Layout Changes

When Line Removal Makes Sense

The most common reason to remove lines is a new layout. If you are adding stalls, widening drive aisles, moving accessible stalls closer to an entrance, or turning part of a lot into a loading zone, the old lines have to go first.

Line removal also comes up when a property changes hands. A new owner or tenant often wants a different layout, different reserved spaces, or a different curb color, and leftover markings from the previous business make the lot look unfinished.

If you are not sure whether your lot needs removal or just a restripe, we can tell you on the free estimate. When the new lines land exactly on top of the old ones, a restripe is all you need.
