Pothole and Asphalt Repair for Commercial Parking Lots

Most potholes start as a small crack. Water gets through the crack into the base under the asphalt, and once the base softens, every car that drives over that spot breaks a little more of the surface loose until it turns into a hole.

A pothole in a parking lot can damage tires, it's easy for customers to trip on when they're walking in, and it gets a little bigger every time it rains, so it's worth fixing before it spreads.

We cut out the broken asphalt down to the base, clean out the hole, then fill it with cold patch or hot mix asphalt and compact it. Cold patch works well for small and medium potholes, but larger areas and spots with heavy traffic hold up better with hot mix asphalt.

If your lot is also due for restriping, we can put the pothole repair and the striping on the same quote.

Asphalt Patching

Parking Lot Asphalt Repair and Patching

Small and medium potholes, filled with cold patch and open the same day
Larger broken areas, entrances, and driveways, patched with hot mix asphalt
Deep potholes, filled and compacted in layers so the patch stays level

Priced by Size and Depth

Cold patch repairs are priced by each pothole's size and depth, since a deeper hole takes more material and more time to compact. We measure every pothole when we come out to quote, list each one on your quote, and price hot mix asphalt patching by the area it covers.

How It Works

How We Repair Parking Lot Potholes

1

Measure Each Pothole

We measure the size and depth of every pothole on your lot and tell you which ones need cold patch and which ones need hot mix asphalt.

2

Cone Off and Cut Out

We put cones around the pothole and saw-cut the broken asphalt out down to the base, so the patch has solid pavement on every side.

3

Clean Out and Fill

We clean the loose rock and dirt out of the hole and fill it with cold patch or hot mix asphalt. Cold patch goes in a little higher than the pavement around it, because it packs down when we compact it.

4

Compact and Reopen

We compact the patch (in layers on deeper holes) and pick up the cones once it's ready for cars. Cold patch repairs can be driven on the same day.

FAQ

Pothole Repair Questions

How much does parking lot pothole repair cost?

It depends on the size and depth of each pothole. Cold patch repairs are priced by the square foot, based on how deep the pothole is (from 1 to 6 inches), and hot mix asphalt patching is priced by the area it covers. We measure every pothole on site and send you a written quote with each one listed.

Should my parking lot get hot patch or cold patch?

We do both, and the right one depends on the size of the repair and how much traffic goes over it. Cold patch works well for small and medium potholes and can be driven on the same day, but hot mix asphalt bonds to the pavement around it, so it holds up better on larger areas, entrances, driveways, and spots where delivery trucks turn. If the base under the asphalt has failed (you'll see a wide area of small connected cracks, or a spot that feels soft), a patch won't last, and that area needs to be dug out and rebuilt from the base up. We'll tell you which one your lot needs when we measure it.

Do we have to close the parking lot for pothole repair?

No. We only cone off the area around the pothole we're working on, so the rest of your lot stays open. If your lot is busy during the day, we can do the work at night.

Why do you cut out the asphalt around a pothole?

The asphalt around a pothole is usually cracked and loose, and a patch packed against a crumbling edge tends to break apart with it. Cutting the broken asphalt out down to the base gives the new patch solid pavement on every side.

Can you repair potholes when you restripe our parking lot?

Yes. If your lot is due for restriping, we can add the pothole repair to the same quote, with each pothole on its own line, so you can approve everything at once.

Fix It Early

Why It's Worth Fixing Potholes Early

If you fix a pothole while it's small, the repair costs less. A pothole that sits through a rainy season tends to get wider and deeper, with more broken asphalt around it to cut out, and a bigger area is more likely to need hot mix asphalt instead of cold patch.

Potholes also change how people see the whole property. A lot with fresh lines and a few potholes still looks neglected, so if you're planning a restripe, it makes sense to fix the potholes as part of the same project.

If you manage several properties, we can measure the potholes at each lot along with the striping and send you a separate quote for each property.
