How Often Should You Restripe a Parking Lot in San Antonio?

October 17, 2026 by Charles Hoffman

Most San Antonio parking lots need restriping every 2 to 3 years with solvent-based paint. Here is how paint type, traffic, and the Texas sun change that timeline.

Most parking lots in San Antonio need restriping every 2 to 3 years when they are painted with high-quality solvent-based paint. That is a realistic average, but the right timeline for your lot depends on the paint that went down last time, how much traffic the lot carries, and how much direct sun it gets.

We're going to walk through how long each type of paint lasts, why San Antonio lots wear faster than most, and the signs that tell you a lot is due for restriping.

How Long Each Type of Paint Lasts

The type of paint on your lot has more to do with how often you restripe than anything else, so it is worth knowing what went down last time.

  • Water-based paint lasts about 6 to 12 months. It is the cheapest option, but it wears quickly, so it works best for temporary markings.
  • Solvent-based paint lasts about 2 to 3 years. We recommend it for most commercial lots, because it bonds well to asphalt and concrete and holds up to daily traffic without the cost of thermoplastic.
  • Thermoplastic lasts about 3 to 5 years. It lasts the longest, but it costs significantly more per foot, so it is usually used on roads and busy intersections rather than parking lots.

If your lot was last striped with water-based paint, you will probably be restriping every year. If it was striped with solvent-based paint, planning on every 2 to 3 years is realistic.

Why San Antonio Lots Wear Faster

San Antonio is hard on parking lot paint, because long stretches of intense sun break the paint down and fade the color. Heavy rain adds to the wear by washing dirt and grime across the surface and into the lines.

Traffic matters just as much as the weather. The lines at your entrances, your drive-thru lane, and the rows closest to the door take far more tires every day than the back of the lot, so those areas usually fade first. If only part of your lot looks worn, that is almost always the reason.

Signs Your Lot Is Due for Restriping

You don't have to wait for the calendar if your lines are already showing wear. These are the signs we look for when we walk a lot:

  • Faded lines. If you have to look twice to see where one stall ends and the next begins, drivers are having the same problem.
  • Chipped or peeling paint. Paint that is lifting off the surface won't hold up much longer, and it usually means the lines are past due.
  • Pink fire lanes. Red fire lane curbs that have faded to pink are easy for drivers to ignore and easy for an inspector to flag.
  • Lines you can't see at night. Faded paint reflects very little headlight, so a lot that looks fine at noon can be hard to read after dark.
  • Tenant or customer complaints. If people are parking crooked, taking up two spaces, or driving the wrong way, the markings are usually the reason.

Restriping After Sealcoating

If you sealcoat your lot, plan to restripe right after. Sealcoat covers the existing lines completely, so the lot needs new striping before anyone can park in it properly.

The upside is that a fresh black surface makes new lines look extremely sharp, and it is the easiest time to change your layout. If the new layout doesn't line up with the old one, any old lines that still show through can be removed or blacked out before we stripe.

Planning Restriping Into Your Budget

The simplest way to stay ahead of faded lines is to put restriping on a schedule. If a small lot costs about $800 to restripe and the paint lasts 2 to 3 years, that's roughly $270 to $400 a year to keep the lot clear and readable. Our post on parking lot striping costs shows how that number is calculated.

If you manage several properties, you can stagger them so a few come up for restriping each year, which keeps the cost about the same from one year to the next. We work with a lot of property managers this way, and it means nobody finds out a lot is overdue from a tenant complaint.
